Dual Occupancy Subdivision
The owner of the land initially approached Council Approval Design for a small granny flat but soon learnt he was able to successfully subdivide the site, develop and resell and a much larger return. On one portion an existing cottage received a second storey addition. On the other a contemporary two storey building was realised updating the entire streetscape. The interplay of light on the facades was used as a building material ever changing during the hours of the day. The second storey cantilevered to both sides of the ground floor created a covered carport to one side and an al fresco area to the other. The materials used were feature brick, render, exposed concrete and timber battens in a brutalist architectural language.

The new proposal integrates a completely modern building with a covered al fresco area and BBQ at ground floor, five bedrooms and al fresco at rear. The design integrates also a smaller wing into a dual occupancy with a cleverly designed separate entrance. The two occupancy are independent from each other whilst giving the impression of one build from the street. The use of rain chains, sustainable timber battens, projecting reveals creates an attractive architectural style that the Client was ecstatic of far exceeding the expectations of the initial brief.

This development works on a very difficult corner site and setback requirements. A dual occupancy with not the best solar aspect but able to allow light through the site to the private open space and fully meet the Client’s desires and Council regulations. The dual occupancy is a sympathetic addition to the streetscape and in keeping with the current layout of the building environment.

This complex contains two main buildings, one to the front in the shape and style of a weatherboard cottage, the second on two storeys containing ten units in the shape of an old barn. The streetscape was well respected with the continuation of the cottages and being sympathetic to the original language and rhythm it was well received by the authorities. The building at the rear imitates a service building as would have been an old barn at the time and contains several independent units with parking. The neighbouring properties amenity was given high priority being this one of very few vacant sites that would have interrupted the equilibrium already formed.
The modern dual occupancy is realised in a brutalist style with a vast interplay of forms. The idea was that the façade would change throughout the day contonuusbly with eth interplay of sun and shadow as well as the adjustable first floor panels to the sleeping quarters. Exposed concrete, timber battens, white and black render create an interesting interplay. The two buildings although linked via a common wall, are separated via a vast courtyard planted with magnolias that enhance the penetration of natural light and fragrance to the interiors. The clever design integrates an internal carport that is also able to be used as an alfresco entertaining area if desired.
